Yamaha doesn't seem to understand how to make a 'cheap' guitar, although they can do 'inexpensive' just fine... this one fits your budget with a dollar to spare..

These are usually mentioned as great. I personally have the 820 and love it....

So don’t get the nylon string classical guitar. It is purpose built with its nylon strings and wide neck for classical music.

Acoustic-electrics are made to take acoustic sound and amplify it louder. An acoustic-electric still produces sound from its body like an acoustic guitar, so plugging it in won’t help make it quiet.

If you want to play acoustic, just get an acoustic. You can get a better guitar for less not spending extra on electronics you won’t use. You can play an acoustic guitar softly enough to not disturb neighbors, and if you want to play pop get a steel string guitar. Finger picking/strumming is great for pop music and can be played as softly as you like. This would be an example of a good starter Yamaha acoustic. There are some even cheaper ones too. If you would prefer an electric guitar, they have solid bodies and produce noise though magnets called pick-ups rather than the shape of their hollow bodies via sound holes like acoustics and acoustic-electrics. An amp is required to project this sound from the pick-ups, and with a headphones you can direct all the sound to the headphones. You can technically play without an amp but it’s very quiet and doesn’t sound good. These are great starter guitars but you’ll need an amp and headphones.

You can also find cheap electric starter kits that come with amps from squire and epiphone.

Just to reiterate once more, an acoustic-electric seems like the worst choice for you because it’s sole purpose is to make the acoustic sound louder, which is the opposite of what you want. Get an acoustic or electric, but not an acoustic-electric imo.

Just because you know theory fairly well doesn't mean this will be true. You may have a natural gift and pick it up fairly quickly, we won't know until you actually try. But there's a lot more the master than just the notes/chords to be labeled decent. It's a new instrument with a different mathematical construct from the ones you play.

From reading your post I assume you mean acoustic guitars exclusively. I've been playing acoustic for a very long time and I'm pretty well versed with options. I'll break it down into my personal choices in three separate price points.

• ~$100: The Squier Acoustics dominate this space. I have some pretty high end acoustic stuff, and I still find myself playing my Squier acoustic from the 80s just to mess around on. The playability is fantastic. The action is low from the factory. The sound production for $100 is incredible. There's no truss rod or complex stuff to mess around with. This is an all around pick it up, beat it up, play it whenever you want guitar. They're great.
  
  
• $200: The Yamaha FG800 is my choise for best acoustic guitar under $300. It's a powerhouse. It can do everything you want it to do and then some. Sound is astonishing for $200, it's unlike anything I've ever played at such a low price. Yamaha put out an absolutely incredible guitar with top-end quality for a bottom dollar price.
  
  
• $400: The Seagull S6. Seagull is the absolute best bang for your buck in the acoustic guitar low end market. They're wonderful, wonderful guitars and hold their value relatively well. You can go up into the $700 range of these models for Coastline series with cutaways, but if you don't care, the normal S6 does just fine.
