That is very cool, but I worry about your ability to stay ahead of your group with the foamcore maps, for several reasons:
I honestly think you're best off buying a good Chessex battle mat and wet erase markers. That will give you the flexibility you need to map what needs mapping and narrate everything else.
Personally, I've opted for a table insert with a high-res TV for digital maps, but that's out of the price range of most.
Here's what I did:
1: Print off maps on paper (card would be more study though).
2: Laminate the maps using these self adhesive laminating sheets to give a clear, durable surface. (Proper thermal laminating would have been better, but I was testing it on the cheap.
3: Mix 3 parts metallic acrylic paint with 1 part regular liquid dish soap (this was the ratio I found worked with my ingredients after some trial and error, but other instructions say 2:1.)
4: Paint on the paint-soap mixture on the areas I wanted to cover, leaving the entrance section clear. It took about 3 layers to be nice and opaque, letting it dry in between each time.
5: Wrote on the back which map was which! It's kind of hard to tell them apart if you're making several.
6: Profit! By which I mean, hand the maps to players with a coin so they can scratch off as they go.

The book Forgotten Realms: City of Splendors has a lot of great info.

My group and I have been using the Magic Item Purchasing rules from Xanathar's Guide to Everything
and Stronghold's and Followers from MCDM (Matt Colville)
In addition, I've given them extra incentive towards spending extracted gold by giving them XP for it.
So far the group has paid for 2 uncommon magic items.
Along with purchasing the deed for an abandoned dwarven manor house with a defunct tower.
They have also completely paid off the construction costs for a Wizards Tower and an Establishment from Strongholds, and they've put down 2000 gp into the construction of a Keep (5500 gp left on that).
We are still waiting on the construction of the Tower and The Establishment to be completed, 23 in-game days left on the Tower and 30 in-game days left on The Establishment. They just started construction on the Keep and have 109 in-game days left on it.
Depending on how much you want to put towards this, they sell pre-printed maps (includes cards for the Undermountain secrets and Elder Runes)
