When my dad moved to Maine he bought a bunch of bug shirts https://www.amazon.com/Coghlans-0057-Bug-Jacket-Medium/dp/B000NDWOH6/ for us so that when we came to visit him during black fly season we wouldn't turn around and drive home. I eventually bought my own so I could wear it hiking.
They are seriously the best things. We put them on and you can immediately relax because nothing can get you. Bug spray is useless and makes you smell gross. Sprays are going to screw up the ecosystem in your yard.
It may also be that if the yard was vacant in the house you were looking at, that bugs had more of a chance to settle in and you disturbed them when you went out there.
BUT if you know that this area is known for it's biting and attacking flies, AND it's at the higher end of your budget, seriously reconsider buying it.
I have a full mosquito outfit. Mesh pants, mesh jacket that cinches at the wrist and has a full face covering that can zip open. Only problem is where it rests against your skin. Helps to wear something bulky but lightweight underneath. I pull my hands inside and tighten if I don't feel like wearing gloves.
