The Gigabyte Z370 Gaming 7 is still available (albeit very low stock from stores) for $280 on MemoryExpress, so better be quick, just write in the special request to have them ship from the store or contact their online sale manager for that request, they've done that before when online stock are out.
 
Otherwise the ASUS ROG Z370-E is also a good board with all the high end bells and whistles with pretty good power delivery and VRMs. But here's the thing, if you're going to OC, do it now, so many times I've seen people said "I want/plan to OC in the future" but they never end up doing it, they just chose to upgrade when they need the performance boost. So think about it, if you truly don't need to OC, go with a sub $200/$220 board and save a bit of money.
 
The Dell S2417DG monitor is sitting at an insane price right now for what it offers. I suggest you snatch it right away before it is gone.

So if you have put some thoughts into the OC situation I mentioned earlier, and decided to go with my advice, here are some good sub $220 boards you can go with.
MSI Z370-A Pro ($125 on NewEgg) is a very "all-you-need necessity" entry board, it has everything you need, and still allow for some light OC.
Gigabyte Z370XP SLI ($150 on Amazon) is a good entry board as well with a bit more bells and whistles when it comes to the back IO, although I've heard VRMs on the entry/lower end boards from Gigabyte for the Z370 chipets aren't exactly idea or the best for OC, so take your pick. It does have a good aesthetic appeal to it though.
MSI Z370 Tomahawk ($190 on Amazon). Ah, where do I start with this one? It's basically a go to board if you have no clue where to start. Lots of good recommendation for this one, great all-rounder board, decent OC as well, and it looks great, can't go wrong with this.
MSI Z370 KRAIT ($185 on Amazon). This is a great board, it is comparable to the Tomahawk in terms of bells and whistles, with the notable exception of the onboard audio chipset, this one has a newer, more updated audio chipset.
And last but not least, the big boy ASUS ROG Z370-H ($213 on PC-Canada). This board is basically the baby brother of the Z370-E I mentioned above, but with less power delivery phases, so less head room for OC, but still a good option.
The first hurdle will be your motherboard, if you don't currently own another Ryzen CPU from the last-gen. The exception is if you purchase an X570 motherboard, which is the latest that launched with the new Ryzen CPU's including the 3400G. The X570 will have the BIOS loaded and compatible out of the box for the new CPUs. X470 and B450 motherboards from the previous generation of CPU's are also compatible, however, REQUIRE a BIOS update and that means having the previous-gen CPU installed - if you follow. MSI has some motherboards which can be updated without a CPU however, many people are still having stability challenges from what I read. The Asus TUF Gaming board has Wifi onboard, if that is of interest and is why it runs around $30 more. Otherwise, they all have ethernet ports. The X570 boards, unfortunately, are a fair bit more expensive than a B450 motherboards. And the B450 is what I would recommend, if you have the ability to get the BIOS updated to support your newer Ryzen CPU.
In terms of RAM, you have to decide if you are good with the Non-RGB look or if you want RGB lighting on your ram. I personally like Corsair Ram and you'll want DD4 3200Mhz base speed or ideally 3600Mhz speed, if you can afford it. G.Skill or T-Force are also good brands I can recommend. 16GB is the ideal size so 2 x 8GB sticks. Some options:

For storage, NVME 2280 M.2 SSD is a must and you'll find a number of good options with Samsung being the most expensive, Western-Digital is usually reasonably priced and then cheaper options from companies like A-DATA or Crucial. Look for a 500GB or 512GB drive for your main drive with Windows 10 to be installed on it and then add either a 2.5" Hard Disk or SSD drive to be your main storage drive for games. Consider 1TB if you look at standard hard disk storage from companies like Seagate with a Barracuda 7200rpm drive or 512GB SSD. Note, I believe all of the X570 motherboards above can accommodate 2x M.2 drives on the actual motherboard. Some options:

You case recommendation is a solid choice with the Meshify C. Great build quality. You'll also need a power supply and I'd recommend Corsair with a RM650x model that is 650W and future-proofs your build for your GPU upgrade down the road.

In terms of the CPU, you have a couple options.
If you want the best gaming performance, you'll want the i7 7700k and a Z270 motherboard and a cooler. This specific combo comes to about $620~ +tax & shipping.
On the other hand, if you'd like to save some money, you can choose the Ryzen 1600 (or Ryzen 1700) and pair it with a B350 motherboard. The combo is a mere $380~ +tax (or $450 with the 1700). Also, pair a couple sticks of high speed RAM with Ryzen (3000 - 3200MHz) and you'll see significant performance gains in your games.
AMD's Ryzen is definitely the best value on the market right now, with that being said the 7700k is the undisputed winner when it comes to gaming performance. When it comes to a graphics card, you'll want to pick up a 1080ti (wait until you can get one of these for $900 or less, check r/bapcsalescanada several times daily and you can snag a good deal) if you want to game in 4k. However, if you'll just be playing games @ 1080p in your VR headset you can probably safely pick up the cheaper 1080 or 1070 cards.
For your 4K monitor there are a lot of options and it really depends what is on sale when you buy. The LG 27UD58-B is well regarded and a great value currently.

Went with a different Mobo that supports 2nd gen chips from Ryzen and has WiFi built in. The other Mobo I recommended would have required a WiFi card. The price is essentially the same if you consider a decent WiFi card will be 40-50$.

I put the 2700x in the build as you mentioned you do some workstation style tasks. The 3600 will outperform it in games but not enough to say the 2700x isn’t a good chip to game on.
If you would rather the 3600, you’ll need someone to update the bios for you if you go to a physical MemEx location,
the 3600 is currently out of stock at MemEx last night when I checked.
The 2700x has been on and off sale prices lots lately so if you feel like saving 20$ you could wait a bit.
Storage wise if you feel that 480gb is not enough for you currently you could opt for a small SSD just for windows and throw a larger HDD in just for storage.
SSD + HDD price beat from here = 82.28$ instead of 64.99$ for the larger SSD.
the 650w cx650m PSU is way more then you’ll need with this current build but does offer headroom for hungrier CPU and GPU down the line. It’s the same price as the cx550m atm but the 550 has a nail in rebate of 20$ making it 59.99$ if you have the patience for MIR and want to get 20$ back down the road it will also be plenty good enough for this build.
Technically a 450w could power this rig but I like to keep a 100w headroom on PSU’s so I’d say 550w minimum.
For the case, I recommend the shit out of this FD Focus. 2 decent fans, nice design inside for airflow, filtered mesh front over intake fans and beginners can cable manage in it. It’s also 60$ right now which is killer imo.
Lastly, this is by no means the cheapest route, you could probably save a bit going through other retailers for certain parts MemEx doesn’t carry but I like simplicity.

Looks good to me, only thing missing is an SSD, they can be had dirt cheap now and shouldn't be overlooked even in a budget build. Here is a great option with free shipping, another larger option with free shipping.
The 7700K and Kaby Lake friends should be released around the end of this year, you may find yourself having to upgrade sooner than later before the 6700K goes out of stock. I would reconsider putting the money for the 6500 towards the 6700K now unless the budget is super tight, in which case I would go i3 6100 since you are planning on upgrading anyway. 6700K cheapest with free shipping I could find. I believe you also get another $5 off when signing up a new account. Keep in mind the 6700K doesn't come with a cooler, so a 212 EVO would be a solid option.
You could save some money on the case as well, here are some sale options. Make sure what you get is full atx compatible.

I’d save money where I mentioned and go for a better gpu. I looked up the wireless adapter and belkin has a good one for $28 which is great but for that price yeah maybe just go with the mobo you have.
Either way though, you have a great build and you’ll probably be so happy with it that you won’t go back to console. I play on a 144hz monitor and my 1070 + 2600 outs out over 200fps in fortnite which is so smooth that I can never go back to console. It’ll legit hurt my eyes.
Do you have a monitor btw? Would you be willing to get a 75hz or 144hz? If not, stick with what you have for sure.

It seems to be even cheaper on the Dell site, I want to get the 27" version but I noticed there are a few differences, but would they preform the same? I don't think 144Hz to 165Hz would make a difference in the real world right? The bigger one also doesn't say "QHD" next to the resolution, does that mean anything?

I might also consider replacing the case fans with noctua fans although this would push your budget up.
Wish I had gone with something more in line with what you have here with my last build rather than the 9900k / 2070 super I'm running.
First things first- a Solid State Drive(From now on referred to as SSD) is a storage device with relatively high speeds and lower potential storage capacity for the price, compared to a Hard Disc Drive(Now on referred to as HDD).
You’re generally not going to need an SSD for most games, as the speed of storage isn’t really dependant on your storage. Most data used by programs is loaded into RAM, which is much faster. The only benefits are cases where you may have a game with long loading times because there’s a lot of content to load into the RAM. This is fine though, sometimes it’s nice to have those short loading times for multiplayer games. In actuality, it’s best to have an SSD for operating system storage, so instead of a computer taking a few minutes to start up, it only takes a few seconds.
There are two product types of SSD you can purchase, and two form factors (sizes) you can purchase. If you can update with which case and motherboard you have(and also any other storage that’s coming with the computer, I could have a better idea of what you have to work with, however you’re probably looking for something along the lines of SATA, 2.5” and around 500gb. This is a good option if you have one(or more) HDDs to store pictures, videos, documents, etc.
If you don’t have other storage devices, a 1tb equivalent would be preferable. Alternatively, you could purchase the 500gb SSD and some HDDs to back it up. Or even go a bit further and only purchase a 250gb SSD to hold ONLY your OS and a couple other things.
In terms of price, keep in mind that price for digital storage(SSD) has dropped significantly in the last year, and is forecasted to drop another 10% this year possibly.
TL;DR: Search “500gb SATA 2.5 SSD” online and buy anything from Samsung, Western Digital, Crucial or ADATA.

I would recommend intel i7 8700 processor for your build. This will give you better multi-tasking and longevity.

The 3 fans you've selected are good. I have my own preferences:
You only need (1) exhaust and (1) intake.
Getting (2) intake and (1) exhaust works really well too.
I would switch to the Fractal Define C TG case and keep the (2) included stock fans.

The Crucial P1 is a good NVMe drive for small file transfers. It should be great for gaming.

You did say you wanted a lower price so I went with the 2600X, at 1440p your more GPU limited so the performance hit will be minimal. I went with a better looking case that has PSU shroud and rubber grommets. The PSU is Corsair and 550W but your saving yourself $20 since 550W is sufficient. I changed the monitor for one that has freesync and is 75hz for a more enjoyable gaming experience. Lastly, you could even go with the Aorus Pro with onboard wifi+bt and go with Team 3000MHz ram if you want fit the Ducky better into your budget.
The RAM is fine then, as for SSD anything that's a MX300, SU800, and 850 EVO are the best.
You can probably spend 50-80 dollars on a two fan 1060 6G.
Any 1080p 60hz monitor is okay this ASUS is pretty standard.
1060 6G/RX480 8G/RX580 8G are probably your only option, although 480 and 580 are still out of stock or overpriced due to crypto-mining.
1080s and 1070s are way better cards, but you will also need to spend $400+ on a monitor that's worth while.
Again depending on the budget, but the best as you consider price and what you get is Acer Predator. Plus on Canadian Amazon it has a discount right now.

Also, do you really need a system? You can buy a cheap key online for 15-20 dollars or just use a free tool to eliminate the “unlicensed” watermark.
Well, if you want a recommendation, I'd say this one. It's a bit on the pricey side, but it's also extremely good quality, and should last you for quite some time.
But really, anything 550W+ with at least one 8-Pin PCIe power connector should work fine.
