I bought this $130 Gigabyte z390 gaming x for my 9900k and was easily able to do 5 GHz on it. Haven't tried pushing it higher than that though.

Supposedly gigabyte VRMs are just about the best for z390 boards.

i5 is a good CPU.

For fans, 2 in 2 out or 3 in 3 out. The case comes with two fans. Try running this setup first.

It comes with all parts. You want to upgrade thermal paste? Anyway I was thinking when you have enough money you can get a 280/360mm radiator for overclocking or it will defeat the purpose of a overclockable CPU.

If you want a constant 144fps to match your 144hz monitor. I recommend going with a

RTX 2070 (Gpu)

i7 8700k (Cpu)

Be quiet dark rock 4 (Cpu cooler)

At this point it’s penny pinching. Things like storage and the case. But since you didn’t mention a budget, im optimizing for gaming.

The reason for 3 storage devices is that the HDD is for larger games. The m.2 ssd is for smaller games. Then the standard ssd is for Windows.

For your budget it’s a bit tight, but it’s worth giving the Gigabyte Z390 Gaming X, here , not sure whether it fits your budget but overclocking on this board is going to be significantly better than the gigabyte one

I forgot the name of the processor I currently have (I'll tell you when I find it), but I know it isn't very good. I still use the same one that came with a pre-assembled $500 G-Skill PC. I'm going to get an Intel core i9-9900k processor (not just for Demon's Souls) and a Gigabyte Z390 motherboard for it (here).
